This first cluster was a remarkable success, with all units fully sold and almost all handed over to delighted homeowners. The second cluster, Newton Springs, is progressing towards full occupancy and continues the tradition of excellence. It offers an elegant and tranquil living environment, reinforcing the development’s reputation for quality and sophistication, with more than half of its units already handed over to homeowners. Orchard Riviera, the third and most expansive cluster in Phase 1, provides a refined sanctuary from the vibrancy of city life. Concurrently, the Company is advancing the master planning for Phase 2, envisioned as a prestigious enclave set on elevated terrain, commanding sweeping views of Sentul. STRATEGIC PRIORITIES Amid global uncertainties such as trade tariffs and geopolitical tensions, Indonesia is expected to achieve modest growth in 2026 due to expansionary fiscal policy to lift consumption and reduce lending rates to stimulate investment12. Concurrently, Perennial Holdings will ensure its offerings align with evolving consumer preferences by closely monitoring market dynamics. This strategic approach will enable the Company to maintain its sterling reputation as a leader in luxury residential development in Bogor Regency, while remaining steadfast in its commitment to delivering exceptional homes. 1 The Jakarta Globe, Feb 2026 (https://jakartaglobe.id/business/indonesia-gdp-grows-511-in-2025-missing-government-target) 2 The Jakarta Globe, Feb 2026 (https://jakartaglobe.id/business/indonesia-gdp-grows-511-in-2025-missing-government-target) 3 Bank Indonesia, Nov 2025 (https://www.bi.go.id/en/publikasi/ruang-media/news-release/Pages/sp_2726625.aspx) 4 Bank Indonesia, Nov 2025 (https://www.bi.go.id/en/publikasi/ruang-media/news-release/Pages/sp_2726625.aspx) 5 JLL, Sep 2025 (https://www.jll.com/en-sea/insights/greater-jakarta-townships-reshape-suburban-landscape) 6 Independent Observer, Oct 2025 (https://observerid.com/krl-passengers-increase-to-31-4-million/) 7 Pinhome Research Insights, 21 August 2025 (https://www.pinhome.id/research/market-report/en/indonesia-residential-market-report-2025-H1) 8 Pinhome Research Insights, 21 August 2025 (https://www.pinhome.id/research/market-report/en/indonesia-residential-market-report-2025-H1) 9 Asia Pacific Solidarity Network, Aug 2025 (https://www.asia-pacific-solidarity.net/news/2025-08-25/govt-extends-100-vat-waiver-homesforeigners-can-apply.html) 10 Knight Frank, 23 January 2025 (https://apac.knightfrank.com/horizon/content/asia-pacific-luxury-real-estate) 11 Reuters, Dec 2025 (https://www.reuters.com/world/asia-pacific/bank-indonesia-keeps-rates-steady-focuses-rupiah-stability-2025-12-17/) 12 BCA, Dec 2025 (https://www.bca.co.id/-/media/Feature/Report/File/S8/Laporan-Riset-Ekonomi/2025/12/2026-indonesia-economic-outlookinching-towards-higher-growth-19-december-2025.pdf) amenities, including high-end shopping, elite schools, world-class healthcare, and golf courses.
