OVERVIEW PERFORMANCE SUSTAINABILITY FINANCIALS APPENDIX BEIJING TONGZHOU INTEGRATED DEVELOPMENT 北京通州综合项目 Beijing Tongzhou Integrated Development (“Beijing Tongzhou TOD”), measuring over 8.4 million sq ft in total GFA, is a large-scale commercial TOD comprising residential, office and retail components. Featuring an iconic design and situated along the renowned Beijing-Hangzhou Grand Canal, the Beijing Tongzhou Integrated Development is positioned to become Beijing’s foremost waterfront destination for living, working and leisure. Beijing Tongzhou TOD aims to elevate the cityscape by introducing the secondtallest office building in the Tongzhou District. Standing at nearly 250 m tall, this Grade A office structure will become a prominent new landmark upon its completion. Located in the prime Tongzhou District, designated as the ‘sub-centre’ of Beijing, this TOD is in close proximity to the new Beijing Municipal Government Administrative Centre. The Tongzhou District also features major tourist attractions, including the historically significant Beijing-Hangzhou Grand Canal and the Universal Beijing Resort. Since its opening in 2021, Universal Beijing Resort has become one of China’s most popular tourist destinations. The integrated development is situated above the forthcoming Tongyunmen Metro Station, which will be serviced by Metro Line M6 and the upcoming Metro Line S6, providing convenient access from the Beijing Municipal Government Administrative Centre, Beijing Capital REAL ESTATE International Airport and the new Beijing Daxing International Airport. Furthermore, the planned Metro Line R1 will bolster the TOD’s connectivity to Beijing’s city centre. Situated 2 km from the development, the 14 million sq ft Beijing Sub-Centre Station Transportation Hub, which will be served by two airport-linking HSR lines and three metro lines, commenced construction in November 2019. Upon operation commencement in 20251, the transportation hub is expected to bring daily traffic of 472,000 into the region and shorten the travelling time to Beijing Capital International Airport and the new Beijing Daxing International Airport to 15 minutes and 35 minutes, respectively.
